Why do office space brokers charge 10%?

The 10% broker fee isn't a law or a standard — it's a convention that's stayed in place because tenants don't know they can skip it. Brokers earn their fee from the first year's annual rent when a lease is signed. On a £100,000/year office, that's £10,000 — paid for an introduction that increasingly happens via a platform anyway.
