Our model

We show every space that fits your brief.
Nothing filtered by our commission.

Seek is a no-opinion platform. We don't rank listings by how much we earn. We don't hide spaces that would cost us more to show you. Every operator on Seek pays the same — and you see all of them.

"We are subject to any increased commissions. If a space fits your brief you will see it. No more hidden options filtered by broker preference. Complete transparency."

— Peter Dudley, co-founder, Seek

Four commitments we don't negotiate on.

No kickbacks from operators

Seek has never accepted a payment from an operator in exchange for better placement, priority in search results, or preferential treatment of any kind. Every listing appears on its merits.

No preferred operators

Some platforms earn more from certain operators through revenue-sharing agreements. Seek charges every operator the same rate. There is no tier that gets extra visibility.

All inventory shown

If a space matches your criteria — headcount, location, move-in date, budget — you see it. We don't hide lower-commission spaces or push higher-margin options instead.

🔒

No price manipulation

Operators set their own prices. We don't adjust display prices based on our commission rate, and we don't hide the actual cost behind "from" pricing that obscures what's real.

Operators choose how they pay us.

Seek's revenue comes entirely from operators — never from tenants. And operators choose their own model:

Subscription Most popular

Operators pay a flat monthly fee — no commission on your deal, ever. No matter what you pay the operator, we earn nothing from it.

Commission Optional

Operators can list free and pay 10% commission on closed deals. This rate is set by the operator, not by Seek — and it never affects which spaces you see.

How we compare to traditional brokers.

Broker models are built around incentive structures that don't always serve tenants. Here's where Seek's model is fundamentally different.

What you want to know Traditional broker Seek
Do they earn more if you pay more? Yes — commission is a % of your deal value No — operators pay a flat fee, tenants pay nothing
Do they show you all available options? Not always — they may filter to higher-commission options Yes — every space that matches your brief is shown
Can they steer you toward a specific deal? Yes — they control which spaces are presented No — you browse all listings; operators pitch you directly
Do they benefit from you signing a longer lease? Yes — higher deal value = higher commission No — our revenue is fixed, independent of your deal terms
Is their recommendation conflict-free? Sometimes — but their revenue depends on outcomes Yes — no commission in any deal means no conflict
